Application Process

We pride ourselves on renting our high-quality accommodation to working professional or mature students, where each tenant will have to pass our pre-screening interview, employers and previously landlord referencing and professional credit & right to rent checks, therefore doing our upmost due diligence to ensure we attract the right tenants to help us look after each property.

Stage 1:

Online

View one of our fantastic rooms which we advertise on the following portals. We advertise our rooms on nationally recognised portals, including RightMove, Zoopla, OnTheMarket, OpenRent, SpareRoom and Facebook Marketplace, plus many more.

Stage 2:

Screening

Once tenants have viewed one of our rooms and watched our virtual tour, they will be invited to complete our 'Get to Know You' form.

Stage 3:

Viewing

Once we have reviewed each applicants initial information, we will decide if you are the right tenant for one of your properties.

 

From here our property manager will contact tenants within 24 hours of your application.

We will then arrange a date and time for the viewing at your convenience, at R Charles Property Management Ltd we provide flexible viewing times including evening and weekend viewings.

Stage 4:

Holding

Deposit

Once you have viewed the property and have decided you want to take the property applicants will be asked to pay a ‘holding deposit’ which will be equivalent to one week of the annual rent agreed to secure the property at which point we will carry out references on the applicant. 

As you may be aware, the law changed on April 6th 2007, so any landlord or agent now holding a deposit, has to register it with one of three deposit protection schemes, we use mydeposits.co.uk.

Stage 5:

Application

Upon receiving applicants holding deposits, we will then start the full application process, where applicants will be asked to complete our online application form, including providing original copies of ID, contract of employment, 3 months bank statements and a guarantor.

Stage 6:

References

Throughout this process we obtain a current employer reference, previous landlord reference, credit check and conduct a right to rent check. These checks will also be conducted on the guarantor provided.

Once you have successfully completed our application and referencing, we can then organise a date for tenants check in.
