Additional Services

INVENTORY

A full PDF inventory report within 7 days of conducting each inventory.

MAINTENANCE MANAGEMENT

We can help you with your maintenance and management of your property by obtaining quotes/instructing contractors.

VIEWINGS

This includes one of our employees conducting a viewing with a prospective tenant with instruction from the landlord.

CHECK IN / CHECK OUT

We will meet the new tenant(s) and handover the keys and any additional information regarding the property.

CALL OUT'S

This fee will be used for any call out when requested by The Landlord that doesn’t fall part of our outlined services.

LICENSING

HMO LICENSE RENEWAL

We can prepare and apply for renewal of the HMO license on your behalf.

Legal Fees

LEGALS

Attending court for possession hearings**.

Certification

Energy Performance Certificate (EPC)*

Arrange for an accredited assessor to attend your property and produce the certificate.

Legionnaires Risk Assessment*

Arrange for the attendance of an assessor to the property who will produce a full risk assessment report.

Gas Safety Certificate*

Arrange for a Gas Safe engineer to visit the Property in a timely fashion and carry out the required certificate.

Electrical Inspection Condition Report (EICR) and Portable Appliance Testing (PAT)*

Arrange for a qualified electrician to attend the property and provide a full Electrical Inspection Condition Report and Portable Appliance Testing.

* This covers safety check arrangement and document management, it does not include the cost of the initial check or any subsequent remedial work required.

** This covers the cost of R Charles Property Management Ltd representation at court, hearings but does not cover the cost of Solicitors attendance or court fees.
